Your notes describe the request; they do not establish roof condition. A provider should assess the roof surface before confirming scope.

Photograph the roof, gutters, ceilings and any water stains from safe positions. Do not climb on the roof, lean ladders against gutters or walk on any roof surface to take photos.
Note the roof material, approximate age of the home, known leaks, previous repairs or coatings, and any ceiling, insulation or skylight issues that may relate to the roof.
Describe driveway and side access, powerlines near the roofline, solar panels, satellite dishes, and neighbouring structures a provider should plan around.
Safety stop
Document from the ground and leave surface work to providers with the right equipment and controls.
Falls from roofs and ladders cause serious injuries at heights well under a full storey. Leave surface inspection to a provider with appropriate access equipment and controls.
Aged tiles, corroded sheeting, skylights and translucent panels can fail under body weight. A surface that looks walkable from the ground may not be.
Roofs, eaves and sheeting on homes built or renovated before 1990 may contain asbestos cement. Do not cut, drill, waterblast or remove suspect material; arrange an appropriate assessment first.
Note service connections and powerlines near the roofline. Work near electrical assets needs to be planned by the provider, not tested by the homeowner.
Restoration scope
Restoration is a bundle of condition-dependent tasks, not one product. The right scope depends on your roof material and what the assessment finds.
Ask what the proposal covers across cleaning, broken-tile replacement, rebedding, repointing and any coating system, and which parts are condition-dependent until inspected.
Ask how fasteners, rust treatment, sheet replacement, flashings and coating preparation are handled, and what surface condition the system requires.
Ask for the specific products proposed, the manufacturer documentation, surface preparation requirements and who stands behind product versus workmanship outcomes.
Ask what a repair-only option would cover, and what findings would make the provider recommend replacement instead of restoration for your roof.

Ask what insurance applies to the proposed work and request current evidence before work starts.
Ask for examples matching your roof material and the proposed system rather than a general portfolio.
Ask who will attend, who supervises, and how any subcontracted trades are coordinated and verified.
Require condition findings, substitutions and additional work to be priced and agreed in writing before proceeding.
Agree how the finished surface, flashings, gutters, cleanup and any defects will be checked before final acceptance.
